General Rules -No Smoking: Smoking is strictly prohibited inside and around the property. A $500 fee applies if smoking occurs inside. -No Parties or Events: Unauthorized gatherings are not allowed, we reserve the right to cancel reservation without refund. -No Illegal Drugs or Weapons: These are strictly prohibited on the property. -Quiet Hours: 10 PM – 7 AM. Please be considerate of our neighbors. Air Conditioning Guidelines To keep the AC running efficiently during summer: -Set the thermostat to a moderate temperature. -Do not lower the AC more than 20°F below the outside temperature (e.g., if it's 90°F outside, keep it at or above 70°F). -Setting it too low can cause condensation buildup and system failure. Guest & Pet Policy -Only registered guests and approved pets are allowed on the property. -A $100 pet fee applies for 3-4 pets per stay. -No pets on furniture. -An unauthorized guest fee of $500 will be charged if violated. Property Care -Keep entrance doors closed to prevent pests from entering. -No muddy shoes inside the home. -Lock all windows and doors before leaving. -A fire extinguisher is under the sink for emergencies. Communication We have multiple co-hosts on different shifts. To ensure a fast response, use the booking platform’s messaging system . Check-In & Check-Out -Check-in: 4 PM -Check-out: 10 AM -Late Check-Out: $30 per hour after 10 AM -Lost Key Fee: $100 -Before Leaving: a. Place the key in the lockbox b. Pick up after your dog c. This property was perfect for our young family! My son loved the kids room and they even had a play pen for our infant to sleep in. Everything was clean and easy to find. All hosts were very responsive to any questions we had. We highly recommend staying here!

This was a great home for our short stay. The hosts were responsive pre, during, and post trip. The home was SPOTLESS, had everything we needed, and the sleeping arrangements were very comfy! We felt right at home, and enjoyed morning jogs in this beautiful and safe neighborhood. Thank you!

Lovely place, with little touches that are really appreciated. There is soap, sponges, shower gel and shampoo… our experience with US airbnbs is that these are not usually supplied. The bed linen was spotless and really comfortable. The main living space was inviting, large and perfect for our family of four

Nina and Bob’s place is awesome. The house is spacious and well-equipped, especially for families with kids. Being pet-friendly was also a huge plus since we traveled with our dog. The A/C works perfectly, and the location is great — close to Clearwater Beach and other beaches and parks. The street is very quiet and peaceful, and we didn’t hear any noise from neighbors. The only downside was that I asked the hosts beforehand if the house had a BBQ grill since it wasn’t listed, just to make sure, and they said yes. However, when we arrived and didn’t find a grill, I messaged them and they explained that it was a miscommunication because it’s not actually listed in the amenities. The showers are great, but sometimes after a few minutes the water starts to get cold in both bathrooms. Also, the back bathroom doesn’t have a drain stopper to fill the tub. Overall, we had a great time and would definitely come back.

Unfortunately we were in town for a family funeral, not to enjoy area beaches, restaurants or attractions. Eviasa who was our contact could not have been any more friendly, sympathetic or proactive in her communications. Loved that it was pet friendly for our pup who always travels with us. Immaculate house clearly recently remodeled. Extremely well stock bathrooms and kitchen. Couldn't have asked for more.
