A $500 fee applies if smoking occurs inside. -No Parties or Events: Unauthorized gatherings are not allowed, we reserve the right to cancel reservation without refund. -No Illegal Drugs or Weapons: These are strictly prohibited on the property. -Quiet Hours: 10 PM – 7 AM. Please be considerate of our neighbors. Air Conditioning Guidelines To keep the AC running efficiently during summer: -Set the thermostat to a moderate temperature. -Do not lower the AC more than 20°F below the outside temperature (e.g., if it's 90°F outside, keep it at or above 70°F). -Setting it too low can cause condensation buildup and system failure. Guest & Pet Policy -Only registered guests and approved pets are allowed on the property. -A $100 pet fee applies for 3-4 pets per stay. -No pets on furniture. -An unauthorized guest fee of $500 will be charged if violated. Property Care -Keep entrance doors closed to prevent pests from entering. -No muddy shoes inside the home. -Lock all windows and doors before leaving. -A fire extinguisher is under the sink for emergencies. Communication We have multiple co-hosts on different shifts. To ensure a fast response, use the booking platform’s messaging system . This cute rental exceeded our expectations! There was plenty to do within walking distance, great cafes, library, playground, park, and shopping! We celebrated St Patrick’s day and enjoyed the downtown vibe. The rental looks just like the pictures. The kitchen was fully stocked with dishes, utensils, and cookware. We felt safe and would 5/5 recommend!

We had such an amazing stay in New Port Richey! The home was spotless, comfortable, and exactly as described. The location couldn’t have been better. Super walkable to great local restaurants, bars, and beautiful parks. We loved being able to explore the area on foot and really enjoy the neighborhood vibe. Parking was easy and convenient, which made everything stress-free. The owners were incredibly responsive, accommodating, and flexible throughout our stay. You can tell they genuinely care about their guests’ experience. We would absolutely stay here again and highly recommend it!

Had a great stay at Nina and Bob's. Place was just like the photos and nicely decorated. Kitchen very well equipped and ample selection of utensils and cookware. Very comfy bed and couch. TVs in both living room- and huge one in bedroom. Easy parking and super close to downtown cafes and restaurants. Would certainly stay here again if I am in the area.
